WeStay BNB steps in and acts as your eyes & ears and your boots on the ground for your short-term rental property(s). Our team steps in and handles all aspects of the short-term rental process, including marketing, exchanging messages with guests and managing other communications, vendor management, unit inspections, key management, and asset management.

Fees
Subscription: 20% of accommodation fares (The base price of the nightly stay only, before any guest fees, taxes, or other charges are added.) + cleaning fees (Co-host manage the cleaners, pay the invoices, and keep any profit/absorb any loss).
Start Date: Upon signing Currency: USD
Technology Fee: $140/month/property or door (covers bookkeeping, tax compliance software, price charting software, management software).
Service End Date: 90 days after written request has been received.
Payout frequency: 30 Days

FEES PAID TO THE COMPANY
Co-Hosting Fee: 20% of accommodation fares + cleaning fees
Technology Fee: $140/month. This includes your owner portal and pricing software.
Card Processing: 4.5% (on bookings outside of Airbnb)

FEES PAID TO BOOKING SITES
Airbnb: 15.5% of booking (or whatever the current fee is).
Homeaway/VRBO: 8% of booking (or whatever the current fee is).
Booking.com: Average 15% of booking (or whatever the current fee is).

Initial Setup and Onboarding Fees
Professional Photography & Videography: High-quality photos are essential for a listing, and the company will often charge a one-time fee to coordinate and pay the photographer.
Listing Creation & Optimization: Writing compelling descriptions, configuring the listing across multiple platforms (Airbnb, Vrbo, etc.), and optimizing it for search ranking.
Property Inspection and Audit: An initial visit to assess the property, document its condition, and recommend any necessary setup or improvements.
Account Setup: Setting up your owner's account, payment ledgers, and contract paperwork.
Design, Furnishing, and Setup Consultation
If the property is new or unfurnished, the management company will act as a consultant to get the home rental-ready.
Interior Design & Decor: Providing detailed recommendations or managing the full process of furnishing the property to meet STR guest expectations.
Sourcing & Staging: Creating an inventory of necessary items (linens, kitchenware, amenities) and coordinating the staging of the property for launch.
Smart Home Tech Installation: Consulting on and installing smart locks, noise monitors, security cameras (externally), and other home automation systems.
Revenue Strategy and Market Analysis
For owners who want advanced insight or are looking to purchase a new property, companies may offer separate, in-depth financial services.
Initial Pricing Strategy: A deep analysis of the local market to determine the optimal pricing model and nightly rates for maximizing your specific property's revenue.
Profitability Analysis: For prospective buyers, the company might charge a fee to analyze a potential investment property's address and provide projected revenue and expense reports.
